Winter - especially in January - is a fantastic time to sell your Camden Town or Kentish Town property, as many new buyers will be looking for a fresh start or acting on New Year’s resolutions to move home.
You may have read the startling fact that millions of people log on to property portals such as Rightmove and Zoopla across the holiday period - even on Christmas Day itself. These searches, however, are merely laying the groundwork for future activity in January and the late winter months.
The real work starts once Big Ben’s chimes have seen in the New Year and people have emerged from the festive fog. “While the portals see a surge in activity at Christmas, we really notice an uptick in enquiries and people booking viewings in January through to March,” comments James Baines at London Residential’s Kentish Town branch. “Many movers tell us how they delayed their moving plans until Christmas was out of the way - they see the New Year as the perfect time for a clean slate. Plus, buyers know there’s more choice after Christmas when lots of people re-enter the property market, making onwards purchases much easier.”
This paints a compelling picture for anyone in North West London looking to sell their property. “Buying activity in the first two months of any year is always buoyant and 2017 looks to be exceptionally promising, with interest and mortgages rates remaining very low and some competitively priced properties for sale in the Camden borough. The conditions are encouraging keen home movers to take action this winter and even coaxing out people who have been sitting on the moving fence. Sellers will find plenty of interest in their property, with a diary full of viewings and some genuine offers as we move through winter.”
“If selling your home during early 2017 appeals, it’s never too early to start preparations for its sale,” adds James. “Whether you find yourself with some time before the big celebration or between Christmas and New Year, staff at London Residential can use the last few days of 2016 to prepare the marketing of your property so you are ready to launch to market on 1st January 2017. We’re also fully staffed after New Year so you can seize the moment and order a ‘for sale’ board as soon as the last drop of champagne has been quaffed.”
As North West London estate agents, we have the following advice for those selling a Camden or Kentish Town property this winter:-
Prepare for photography - This means taking down your Christmas decorations as they really pinpoint when a property came onto the market. It’s also worth having a thorough declutter and tidy outside spaces - clear away fallen leaves and trim back unruly shrubs.
Lighten up - We’re just past the winter solstice, so daylight is brief and the nights draw in quickly. Use overhead and ambient lighting to brighten dark rooms. Don’t forget to turn on any outside lights so your door number is visible to viewers, and use any garden lights so people can get a feel for your outside space in the dark without stepping foot outside.
Make a safe path - Frost, ice and snow can be treacherous underfoot, so keep your front and garden paths gritted during inclement weather. Pay special attention to patios and decking too as these may look safe to the naked eye but can prove very slippery.
Make your property feel inviting - Potential buyers will appreciate coming out of the cold into a warm home. Light any log burners or fires and warm every room - just be careful it’s on the right side of stuffy. Some high quality fragranced candles also set an inviting scene and the offer of a hot drink never goes amiss.
